Advice for buyer

The best advice we can give a buyer is to see if you can get finance first before inspecting properties.

We can appreciate many purchasers like to check out the market first and often tell us they are confident of getting a loan. We also know that many of them don’t get a loan or waste so much of their own time looking in the wrong price bracket. So do yourself a favour, put the “horse before the cart” and speak to a financial institution first and find out all the costs, loan repayments and requirements so that when you find the property you love you can act immediately.

When you start looking, tell us what you need in a home. Everyone wants more but stick to the essential requirements e.g. Definitely a minimum 3 bedrooms, definitely a double garage and anything more is a bonus. When you look, inspect with an optimistic attitude and can you make a few changes to make the property suitable. Remember, that imaginary dream house is in your head and in reality you will probably never find it. By being a bit flexible and realistic, you will find many
different possible choices.

When inspecting we always tell you to listen to your “gut” instinct.

If you will be living in the property, you will feel excited, tingling and enthusiastic. It sounds weird but it’s true. In fact you will start imagining your furniture in the home, what you could change or do with the property and your future there. If you feel this way, then that property is for you. You need to buy with your heart and when you do this you often love living there for years. Think about it, would you want to live with someone you didn’t love for years just because it was a good deal - probably not!

When buying an investment, always buy logically and with your head. Buy on location, value, ability for capital growth, rent ability, potential for improvement.

And importantly, be honest with us. Don’t play games and be vague. If we don’t know what you like or dislike, we can’t assist you. It’s true, we act for the owner but we also need to know what you want so we can make it happen for everyone. The honest buyers always buy better and if you keep putting barriers up so the agents can’t “read” you, you will only lose out because you will look disinterested. We love buyers who explain what they want clearly and when they inspect a property they tell us a “Yes I like it” or “No, it’s not for me”. Very often, when a new property is listed we know exactly who it suits - the honest buyers who aren’t afraid of telling us the truth; Those buyers often get to see the best listings!
