Current Tenant Information

RENTAL PAYMENTS
Rental is due and payable 2 weeks in advance at all times. We are diligent in monitoring rent arrears on a daily basis. Should you have fallen behind in payments we shall contact you by either telephone, email or letter to give you a courtesy reminder. Should your rent be 14 days in arrears, you may be given a Termination Notice. It is important that should unforeseen circumstances arise and you cannot pay your rent by the due date, that you contact a Property Manager to discuss your situation so we may update your Landlord accordingly and make alternative arrangements.

REPAIRS AND MAINTENANCE
We require all repairs and maintenance requests to be advised to our office by phone or email. A copy of our maintenance request form is located in our ‘Maintenance Request’ section of this website. In the case of an after hours urgent repair (as specified under the Residential Tenancies Act, please contact 02 6572 4700 (all hours) for assistance before calling a tradesperson. As we act on direct instructions from your Landlord, D & J Pearce Real Estate (and the Landlord) will not pay or reimburse any maintenance accounts not previously authorised or instructed by this office.

ROUTINE INSPECTIONS
Routine inspections are carried out by your Property Manager approximately every three months. You are notified of a date and time and we prefer a tenant to be present at the inspection. Landlords are provided with a written report after each inspection of both the internal and external presentation of their property.

VACATING THE PREMISES
Written notice must be given to our property management department if you are wishing to vacate or break your lease (see ‘Intention to Vacate Form’). The notice is taken from the date our office receives the letter and must be on a business day. Please note that rent is always payable up until the date all keys for the premises are returned to our office. After receiving your advice on vacating, your Property Manager will request availability of the premises for inspections to be undertaken prior to you vacating the premises. This will allow our office to show potential Tenants through the property. In the event that you have to vacate earlier than the lease expiry date you will incur additional costs for breaking your lease agreement. Please contact your Property Manager to discuss your situation and for a full list of charges in accordance with the Residential Tenancy Act that will apply.

CHANGES TO TENANCY ARRANGEMENTS
Your Landlord has approved the tenancy in the names stated on the Lease Agreement. If a new person wishes to occupy the property, their application must be similarly approved. Any change in occupants is a breach of your Residential Tenancy Agreement. Contact your Property Manager to discuss any changes you wish to make before it is done. If the Lease Agreement is in joint or multiple names, all parties are individually and jointly responsible until further documentation is approved and executed. In other words, if the Agreement is in multiple names and one party does not have the funds to meet their commitment, all other parties are responsible to meet that commitment.

KEYS
On commencement of your tenancy you shall be given a set of keys to your premises.

If you lose your keys or lock yourself out and wish to use the office’s set of keys to your property the following conditions & fees apply:-

Free – Between our business hours of 8:30am – 5:00pm Monday to Friday if you come to our office. You must return the keys to our office on that same day.

$ 20.00 – Between our office business hours of 8:30am – 5:00pm Monday to Friday if you require us to bring the keys to you.

$ 40.00 – After business hours and weekends and if you pick them up from our office.

$ 60.00 – After business hours and weekends and you require us to bring the keys to you.

Please be advised that after business hours and on weekends we cannot guarantee that staff are available. Prior to any keys being made available for options B, C & D you will be required to pay the fee immediately and/or sign a declaration confirming payment details.

Should the keys to the property become lost, it is the tenant’s responsibility to arrange a locksmith and pay any relevant costs.
