Leasing properties with us is simple!
First we ask that you drive past the property. Often this will enable you to make a short list of properties and eliminate the ones you don’t like.
Call or email us to arrange an inspection. Inspections are only between 8:30am – 4:30pm Monday to Friday and subject to access into currently tenanted properties.
Please remember the occupants of many properties work, have small children/babies, are shift workers and sleep during the day and we respect their quiet enjoyment of the property. Therefore, we shall endeavour to show you the property at a time convenient to all parties.
After inspection, the property manager can give you an application for tenancy. All occupants of the property over the age of 18 will be required to complete on application. You will need to provide 100 points of identification including photo ID.
Our office is a member of TICA. Your application will be subject to a TICA search as well as other reference checks before it is presented to the landlord. Ultimately the landlord will make the final decision and all applicants are advised accordingly. We aim to process an application within 2 business days but often achieve an answer for you on the same day.
Once accepted you will be required to sign the lease and bond documents and pay 2 weeks rent, 4 weeks as bond and a $15 lease fee. The property will remain on the rental market until you execute both requirements.
All future rental payments can be made via a direct debit arranged by you with your bank, an internet transfer or depositing your rent directly into our trust account. Our office does not accept cash over the counter for security reasons.
