It’s all been said before but the presentation of your property can make the difference between a good selling price and a great selling price.

It can also mean a quick sale versus a slow sale.

The first impression a buyer makes about your property can either stir their interest or repel them. We often ask buyers to drive past a property to encourage them to make an appointment to look inside. If the street appeal is poor, for example, long weeds and grass growing in the gardens, edges not trimmed, a broken gate or fence, or just a dirty unwelcoming feel, then 2 scenarios will occur:

  1. They won’t want to inspect, even if the interior is great.
  2. If they look, they will already have formed a negative opinion that the property is uncared for and needs work.

So it is critical that you present the property well starting from the front footpath!

We have often been told by vendors “the buyers will just have to accept it as a home we live in and if its messy, they’ll just have to look past it”. Sorry, but that style of selling just doesn’t make sense. Its ok for good friends and family to take your home as “lived in” but you only get to sell your property once, so make your sale a great one. The people we bring to a property are strangers so try to impress them. Everyone loves the WOW factor, so let’s WOW them with an uncluttered, clean, immaculate home and well tended yard. Yes, we know you live there and you probably have kids and pets and a busy life but so do the buyers. Most buyers want to see an “unlived in home” and trust us, you will sell for more money and much quicker with this approach. When you list we will explain the quickest ways to make every inspection an effective and potential sale with the least amount of effort.

The best home inspections are the ones when we have the home to ourselves with just the buyers. If you make your presence known to the buyer and wait around until they have finished they will not look long enough, will feel uncomfortable to speak openly within earshot of you and the property is identified as yours so it can feel intimidating to imagine it as potentially theirs. You will create a defensiveness between you and the buyer and often inspections with vendors present at properties are ineffective, quick looks.

Buyers have told us they usually don’t really get a good look or feel of the house
because they felt a need to “get out of there” because the owner was waiting for them to finish. So to ensure every single inspection is worthwhile go out before we arrive and we can lock up when we are finished. We will let you know what they thought afterwards.
